AMBER HOUSE BOOKING TERMS & CONDITIONS
When booking with us by telephone a deposit of one nights stay will be taken. Payment of deposit can be made by debit card or BACs. Credit cards 2% charge.
When booking on-line please refer to the booking conditions of the site you are booking through. The amount of deposit varies from website to website.

PAYMENT OF BALANCE FOR ACCOMMODATION
By the following methods on check-in:

We do not accept cheques.
No reduction or refund can be given for breakfast not taken, temporary absence during the booked period of stay or curtailment of the holiday.
Prices are in pounds sterling. All rooms are individually priced and full details are found on the Room Rates Page. Prices include breakfast, free-parking and free wi-fi access.
Prices quoted are based on a minimum 2 night stay.
One night stays are at our discretion. One night stays will be quoted to include a supplement £10 pp in Tall Ship and Bay View and £5 pp (including a child) in all other rooms.
In low season and under special offers terms, prices may sometimes, but not always, be quoted without one night supplements.
Prices may be cheaper when booked direct with Amber House than on third party sites e.g. Late Rooms. Where Amber House features on third party sites, prices may vary. Using our ‘Book Online’ button which will take you to a third party site run by Eviivo Ltd. (Please note that although there is a website called BookRoomsDirect.com, it is the website address of a third party site). Some special offers are only available when booking direct.
Child prices are based on a child between the ages of 4-16 years sharing with 2 adults.
Dogs are usually £7pn (£10pn for 2 dogs) and bookings with dogs can only be made by contacting Amber House by phone or email. We will advise on the
most suitable rooms for the size and number of dogs.
Special offers may be available to those who book direct with us by telephone or email. Some but not all special offers may also be available through on-line booking and other websites. Prices may be cheaper when booked direct.
Details of our Special Offers and Late Availability for direct bookers can be found on our website. There may be late availability for on-line bookings – but prices may vary and be cheaper when booked direct.
ARRIVAL & DEPARTURE
Check-in is from 2:30pm to 6.00pm.
Early Arrival: If you wish to arrive earlier than 2:30pm, you must discuss this with us prior to arrival and preferably at the time of booking. It may be possible to park your
car after 10.30am. Ring the bell and let us know you have arrived and you can return later to check in.
Late Arrival 6pm-10pm:
It may be possible to check-in after 6pm although there may be occasions when this is not possible if we are both out that evening. If you have not arranged a late check-in and get held up on-route please phone us to let us know. If you know you want to check in between 6pm- 10pm please let us know at booking or well in advance.
Rooms should be vacated by 10:30am on the day of departure. We have enough parking for one car per room so it may not always be possible to leave your car after 10.30am. You will need to check with us before you do so. If you have a late train to catch you may leave your luggage with us and pick it up later.
We are a 100% non-smoking establishment. For the comfort of all our guests smoking is not allowed in any part of the establishment including the bathrooms, toilets, and garden.
The non-smoking policy includes not smoking near to, nor leaning out of, a bedroom window.
We reserve the right to terminate the booking contract of any guest that continues to disregard the policy as described above and the guest/s will be asked to leave the premises without a refund.
It is against the law to smoke in public enclosed spaces. We do not provide designated smoking areas as we are a 100% non-smoking establishment.
LOSS OF OR DAMAGE TO GUEST’S PROPERTY
In the event of negligence on the part of Amber House which gives rise to loss of or damage to property belonging to a guest, then our limit of liability will be limited to £50 per item for each item damaged and subject to a total of £100 per guest.
